<abstract>Worcester County Zoning based on the vector parcel layer that was received from Spatial Systems Assoc., Inc.</abstract>
<purpose>This data set was created to provide Worcester County Comp. Planning a zoning layer that is based on the vector parcel layer. The previous zoning data was created and maintained in the past utilizing the MD Property View raster taxmaps. Due to the spatial inaccuracies of the raster tax maps these spatial errors were also perpetuated into the existing zoning data layer. This newly created zoning layer will provide Worcester County Comp Planning with a more spatially correct zoning data layer. Note: This data was created from preforming a "intersection" of the vector parcel layer and the Wo Co. zoning data. Therefore, any area that is not included in the parcel layer will not be included in this zoning layer. For example: The roads and areas that were considered as right of ways are not included in this zoning layer.
Also, there are areas around roads that are SHA properties that are excluded from the parcel layer and now this zoning layer. For example: the areas inside of highway ramps etc....
Also, this data set includes zoninf for the municipalites of Pocomoke, Berlin and Snow Hill. The Town of Ocean City's zoning districts are not incluced in this dataset. Ocean City's zoning is shown as Ocean City area not as a representation of specific zoning districts. The Town of Ocean City's zoning will be as a seperate data layer.</purpose>

<procdesc>Used Identify tool in ArcGIS to "combine"/ create a polygon data layer utilizing the parcel layer, (created by Spatial Systems Assoc., Inc ) and the Worcester County Zoning designations from the Worcester County Zoning data. The initial intersection of the two data layers created many slivers due to the very inaccurate zoning layer. Threfore, went through manually and seleted and merged the correct sliver to the correct polygon/zoning designation. Additionally, the municapalites zoning layers that were each a seperated data layer was also incorported into the new zoning layer. (except for Ocean City). Subytpes were created from each Municipality and Worcester Co. Also, each subtype,(municipality) , has a domain of the zoning districts and description of each district in the database. For the municipalities, the GIS has made contact with the towns and has gotten information regarding corporate limits and zoning distirct locations. Ocean City was not included. OC has there own zoning data and the maintainance processes would better be done by OC and not by Worcester County. Due to this Ocean City will maintain there zoning and Wo. County will periodically receive udated data from them. The Ocean City data will be kept as a seperated data layer.</procdesc>

[Added 7-16-1996 by Bill No. 96-10] - The R-O zoning classification is intended to accommodate dwellings converted to offices and facilitate some small office buildings in predominantly residential areas on sites that, because of adjacent commercial activity, heavy traffic, or other similar factors, can no longer reasonably be confined to strictly residential uses. This district is intended to provide for small professional offices as a transition between residential zones and business zones, transportation elements or similar changes in land use patterns.
